Midway through last year, a partnership between Unifore Real Estate, Lobel Vastgoed and PZD Vastgoed bought the office building at Kronenburgersingel 17-23A and Schepen Bierwischstraat 5-7 in Arnhem (Project ‘5Zeuven’). This building is right next to the Kronenburg shopping center, owned by Vastgoed Fundament Fonds of Annexum. 5Zeuven has now obtained an irrevocable environmental permit for the transformation of the office floors into 40 rental apartments.
The project fits in seamlessly with the area development of the municipality of Arnhem. The municipality has designated the Kronenburg area as a priority for the realization of new and transformed homes. The new wishes and requirements of the market and (future) residents are also met. The homes will be gas-free and will receive at least energy label A, a shared (home) work pavilion will be available for residents on the top floor and a lot of greenery will be added on the communal roof terrace as well as around the building. Completion of the homes is expected in the first quarter of 2022.
The commercial units on the ground floor of the building will be maintained, which is currently leased to a good mix of so-called office shops, consisting of a notary, real estate agent, financial advisors and an employment agency. These concepts benefit greatly from the adjacent shopping centre (view and traffic). All tenants are very pleased with the transformation of the upper floors into homes, and indicate that they are housed in the right place.
