Unifore and Bryant Park acquire the Mercury portfolio and former HQ from MN

Bryant Park concluded the acquisition of the Mercury portfolio from MN.
The Mercury portfolio consists of the following assets:

  • Vivaldiplantsoen 100 and 200 in Utrecht
  • Saturnusstraat 40-62 in Hoofddorp (Azura Center)
  • Otto Reuchlinweg 1008-1150 & Antoine Platekade 1005-1021 in Rotterdam (Montevideo)
  • Boelekade 1-3 in Gouda

Total portfolio consists of approx. 21,500 sqm of office and 1,900 sqm of retail/leisure space.

The single tenant in the two properties at the Vivaldiplantsoen (about 6,700 sqm) is the Probation Agency, having their national HQ and regional office at these two addresses.

The Azura Center in Hoofddorp (about 6,400 sqm), situated right next to the railway station, is materially vacant. Only about 750 sqm, consisting of the separate pavilion, is leased to the Joint Aviation Authorities Foundation (training center).

The Rotterdam property consists of the commercial part of the Montevideo building at the Kop van Zuid, comprising of a retail/leisure strip on the ground floor (about 1,900 sqm) and six office floors on top (about 5,400 sqm). The office space is a.o. leased to Dun & Bradstraat and HAL Services. Right after closing of the acquisition, Unifore concluded a lease with a new restaurant tenant, the popular chain Loetje, in about 500 sqm on the ground floor. About 1,800 sqm is still vacant.

The office asset in Gouda (about 3,000 sqm), situated close to the main railway station at the entrance to the historic downtown, is predominantly leased to Stichting Kwadraad.

In addition to the Mercury portfolio, in a separate transaction in November 2016, Unifore & partners also acquired the former HQ of MN in Rijswijk (about 7,600 sqm of office space at the Burgemeester Elsenlaan 329, fully vacant).

Unifore initiated the transactions, arranged the financing, performed the underwriting and also acts as the asset manager. Furthermore, Bryant Park was assisted by Loyens & Loeff. MN was legally assisted by Houthoff Buruma and advised by Cushman & Wakefield.
