Unifore sells two Utrecht buildings to APF/Angelo Gordon

Unifore Real Estate sells, on behalf of Marathon Fund / Bryant Park Netherlands Acquisition III BV, two office buildings at the Vivaldiplantsoen 100 and 200 in Utrecht to APF / Angelo Gordon. The two buildings, situated right next to each other, have a floor area of approximately 3,400 and 3,200 sqm. There are also 110 parking spaces included.



Probation Service

Vivaldiplantsoen 100 is the headquarters of Stichting Reclassering Nederland (the Dutch probation service). In 2018, the seller completely renovated the building in exchange for a new long-term lease. The building at number 200 is still in use as the regional office of the probation service, but will be vacated soon. This property is outdated and will be subject to a thorough renovation by the buyer. The buildings are within walking distance from Utrecht Central Station while adjacent to a quiet residential neighbourhood. By car you can reach the A2 within two minutes.



Value add opportunity

“The combination of a long-term lease and an asset that is suitable for future lease-up and/or redevelopment, provide for a secure value add opportunity near Utrecht Central Station,” says Martin Schoo Director of CBRE Utrecht. “There was strong interest in this proposition, which ultimately resulted in a nice cooperation between Unifore Real Estate and APF International.”

Both buildings were part of the Mercury portfolio acquired by Marathon from MN Services in 2016, which transaction was initiated by Unifore Real Estate. CBRE advised Unifore Real Estate, the asset manager of Marathon Fund / Bryant Park Netherlands Acquisition III BV in this sale.
